Why investors use us
Equity is only useful when you can reach it
Banks tend to qualify investors on personal income, which rarely tells the real story of a rental portfolio. We start with the property instead.
Rent-first qualifying
DSCR programs compare the rent with the full payment. If the property carries itself, your W-2 matters far less.
Shopped, not sold
We are a broker. We arrange and shop financing from wholesale lenders, then lay the options side by side.
Built for entities
LLC vesting, multiple properties and portfolio refinances are everyday work here, not exceptions.
Straight talk
We explain leverage, seasoning and prepayment terms in plain English before you commit to anything.

A debt service coverage ratio loan asks one main question: does the property pay for itself? If the rent covers the payment, your personal income documents mostly stay in the drawer..

Learn moreThe cash-out question
Should you pull the cash, or leave it in the property?
A cash-out refinance turns equity into working capital, but it also raises the payment. It tends to make sense when the money goes to work: the next down payment, a renovation that lifts rent, or paying off a costly short-term loan. It tends not to when the rent cushion is already thin.
Our guides walk through the trade-offs, including how much you can realistically take and when seasoning rules allow it.

Quick answers
What is a DSCR cash-out refinance?
It is a refinance of a rental property where the new loan is larger than what you owe, and you receive the difference at closing. The loan qualifies mainly on the debt service coverage ratio: the rent compared with the full monthly payment.
Are you a lender?
No. DSCR Cash-Out Refi Loan is a brand of Loan Daddy LLC, a licensed mortgage broker. We arrange and shop financing from wholesale lenders, and the loan is made by the lender or investor that approves it.
Can I use this for the home I live in?
No. We only arrange business-purpose loans for investment property. If you or your family will live in the property, including as a second home, we cannot help with that request.
How much equity can I pull out?
Two limits apply: the maximum cash-out loan-to-value for the program and the loan size the rent can support at the required ratio. Whichever is lower sets your ceiling.
