FAQ
Investor questions, answered plainly
Short answers to the questions we hear most from rental owners. For anything specific to your property, send us your scenario.
The basics
What is a DSCR cash-out refinance?
It is a refinance of a rental property where the new loan is larger than what you owe, and you receive the difference at closing. The loan qualifies mainly on the debt service coverage ratio: the rent compared with the full monthly payment.
Are you a lender?
No. DSCR Cash-Out Refi Loan is a brand of Loan Daddy LLC, a licensed mortgage broker. We arrange and shop financing from wholesale lenders, and the loan is made by the lender or investor that approves it.
Who are these loans for?
Real estate investors financing non-owner-occupied rental or investment property for business purposes. That includes individuals, LLCs and other entities.
Can I use this for the home I live in?
No. We only arrange business-purpose loans for investment property. If you or your family will live in the property, including as a second home, we cannot help with that request.
Qualifying
How is DSCR calculated?
Divide the monthly rent by the monthly principal, interest, taxes, insurance and HOA dues. A result of 1.00 means rent covers the payment exactly; higher means there is a cushion. You can try it on our calculator page.
Do I need to show tax returns or pay stubs?
Most DSCR programs do not require personal income documents. Expect a credit check, an appraisal with a rent estimate, bank statements for reserves and entity documents if you close in an LLC.
What credit score do I need?
Minimum scores vary by wholesale program. Higher scores usually allow more leverage and better pricing. We will tell you where your profile fits after a short review.
Which rent number do underwriters use?
For a leased property, programs often use the lower of the lease or the appraiser market rent, though rules vary. Short-term rentals may be qualified on booking history or a market projection.
Cash-out specifics
How much equity can I pull out?
Two limits apply: the maximum cash-out loan-to-value for the program and the loan size the rent can support at the required ratio. Whichever is lower sets your ceiling.
How long do I need to own the property first?
Many programs require a seasoning period before they will lend against a new appraised value. The length varies, and some programs use your purchase price plus documented improvements if you refinance early.
Can I refinance a property I bought with cash?
Yes. A free-and-clear rental can be refinanced to pull cash out. If you bought it recently, ask about delayed-financing style options that some programs offer.
Can the property be in an LLC?
Yes. Most DSCR programs allow LLC vesting with personal guarantees from the members. You will need your articles, operating agreement and EIN letter.
Working with us
Does it cost anything to get a scenario review?
No. Sending a request is free and does not obligate you to anything. If you move forward, all costs are disclosed in writing before you commit.
Will you quote me a rate on this site?
No. Pricing depends on credit, leverage, the property, the DSCR and market conditions on the day you lock, so we only discuss pricing after reviewing your actual scenario.
Which states do you work in?
We review investment property scenarios nationwide and place them where our licensing and the wholesale programs allow. See the licensing page for details.
Still have a question? Send it with your scenario and a licensed broker will reply.
Ready to see what your rental can unlock?
Tell us about the property and what you want the cash to do. A licensed broker will compare wholesale DSCR programs and walk you through the trade-offs in plain English.
