DSCR calculator: will the rent carry the new loan?
Enter your own numbers. Nothing is pre-filled with a rate, because pricing depends on your scenario. Use the rate from a real quote, or test a few to see how sensitive the ratio is.
Your DSCR
--
Enter the monthly rent, the loan amount and the rate from your quote. Taxes, insurance and HOA are optional but make the answer far more realistic.
Estimate only, based on the numbers you entered. Not a loan offer or a commitment to lend. Qualifying ratios are set by each wholesale program and confirmed in underwriting.
How the ratio is calculated
DSCR is the monthly rent divided by the full monthly payment, often called PITIA: principal and interest on the new loan, one-twelfth of the annual property taxes, one-twelfth of the annual insurance premium, and monthly HOA dues. The calculator above uses exactly that formula.
Reading your result
Under 1.00 means the rent falls short of the payment. Around 1.00 means it breaks even. Above that, the property has a cushion, and a larger cushion usually means more wholesale programs to choose from. Each program sets its own minimum, so treat these bands as a guide rather than a verdict.
Using it for a cash-out
Start with the loan amount you would need to reach your cash goal, then lower it step by step until the ratio lands where you are comfortable. That tells you whether rent coverage or the loan-to-value limit is likely to set your ceiling. Our guide on how much cash you can take out explains the two limits in detail.
