DSCR cash-out refinance: put idle rental equity to work

If a rental has appreciated or you bought it for cash, a cash-out refinance replaces the current loan (or no loan) with a larger one and hands you the difference at closing. With a DSCR program, the property qualifies on its rent.

How a cash-out refinance works on a rental

The new loan pays off any existing mortgage, covers closing costs, and the remainder is wired to you or your entity. The size of that new loan is capped two ways: by the maximum loan-to-value the program allows for cash-out, and by how much payment the rent can carry at the ratio the program wants.

Investors often think only about the first cap. In practice the rent cap binds just as often, especially on properties with high taxes or insurance. That is why we run the DSCR math before we talk about how much cash you can take.

Common reasons investors pull cash

Cash from a refinance is a loan, not income, and it carries a payment. The best uses are the ones that earn more than they cost.

  • Down payment on the next rental or small multifamily
  • Paying back yourself after an all-cash purchase or a BRRRR-style rehab
  • Funding renovations that raise rent or reduce turnover
  • Paying off a short-term bridge or hard-money loan
  • Building reserves across a portfolio

Seasoning and timing

Most wholesale programs want you to have owned the property for a minimum period before they will lend against a new, higher appraised value. The length varies by program and by whether you are paying off a short-term loan. Some programs allow cash out sooner but base the loan on what you paid plus documented improvements. We check this first, because timing a refinance a few weeks too early is a common and avoidable problem.

What to have ready

A current mortgage statement, your lease or rental history, insurance declarations, the property tax bill, entity documents if the property is held in an LLC, and recent bank statements for reserves. If you renovated, a simple list of what you did and what it cost helps the appraiser and the underwriter see the value you created.

Questions investors ask about dscr cash-out refinance

How much cash can I take out of a rental?

The amount is limited by the maximum cash-out loan-to-value for the program and by how much payment the rent supports at the required DSCR. Your broker should show you both limits so you can see which one controls.

Is cash-out refinance money taxable?

Loan proceeds are generally not treated as income because you have to pay them back, but tax treatment depends on your situation. Ask your CPA how it fits your plans.

Can I do a cash-out refinance in an LLC?

Yes. Many DSCR programs close in an LLC or similar entity, with a personal guarantee from the owners. If the property is in your personal name today, some programs let you refinance into the LLC at the same time.
