Cash-out DSCR refinance vs a HELOC on a rental property
Side by side
| Feature | Cash-out DSCR refinance | HELOC on a rental |
|---|---|---|
| How it qualifies | Mostly on property rent vs the full monthly payment | Usually on personal income, debts and credit |
| Existing first loan | Paid off and replaced | Stays in place |
| How you receive cash | One lump sum at closing | Draw as needed during the draw period |
| Payment style | Fixed schedule on the new loan | Typically variable, often interest-only while drawing |
| Held in an LLC | Commonly allowed | Less commonly available |
| Availability on rentals | Built for non-owner-occupied rentals | Fewer programs offer lines on investment property |
When the refinance is the better fit
A cash-out DSCR refinance makes sense when you already know what the money is for and roughly how much you need: a down payment on the next rental, a planned renovation with a firm budget, or paying off a short-term loan used to buy and fix a property. You get the funds in one piece and the rental carries the new payment on its own.
It also helps investors whose tax returns understate their real cash flow. Because the file leans on rent coverage rather than personal income, depreciation and write-offs matter far less than they would for an income-qualified line.
When a line of credit can make more sense
If you like the loan already on the property and only need occasional, smaller amounts, replacing that first loan may not be worth it. A line lets you draw, repay and draw again, and you generally pay interest only on what you have used.
The trade-off is that lines on rental property are harder to find, usually rely on your personal income, and often carry a variable payment that can move over time. Ask how the payment behaves once the draw period ends before you rely on one.
Questions to answer before choosing
Write down your plan for the cash first, then let the numbers decide.
- Do you need one known amount now, or several smaller amounts over time?
- How does your current first loan compare with what is available today?
- Does the rent comfortably cover a larger payment? Run it in the DSCR calculator.
- Is the property owned in an LLC, and does the option you are weighing allow that?
Frequently asked
Can I get a HELOC on an investment property?
Some banks and credit unions offer lines on non-owner-occupied rentals, but they are less common than lines on a primary home and usually qualify on personal income.
Does a cash-out DSCR refinance replace my current mortgage?
Yes. The new loan pays off the existing one, and you receive the remaining proceeds after closing costs.
