Loan comparison
DSCR loan vs hard money: which fits your rental plan?
Side by side
| Feature | DSCR loan | Hard money loan |
|---|---|---|
| Typical purpose | Holding a stabilized rental long term | Buying and renovating, or a quick purchase |
| Term | Long-term, fully amortizing options | Short-term, usually months rather than years |
| What drives approval | Rent vs the full monthly payment | Property value, project plan and exit strategy |
| Cost profile | Built for long-term holding costs | Generally higher cost, accepted for speed and flexibility |
| Property condition | Rent-ready or leased | Can fund distressed or vacant properties |
| Exit | Sale or a later refinance on your schedule | Must be repaid by sale or refinance at maturity |
How the two often work together
The common pattern is buy, renovate, rent, refinance. Short-term hard money funds the purchase and the work. Once the property is repaired and leased, a DSCR cash-out refinance pays off the short-term loan and, if the new value supports it, returns some of the cash you put in.
Planning the refinance before you close the hard money loan avoids surprises. Seasoning rules, the expected appraised value and the rent you can realistically achieve all decide whether the refinance covers the payoff.
When hard money is the right tool
Hard money suits properties that cannot qualify for long-term financing yet: a vacant house that needs major work, a purchase that must close faster than a long-term file can, or a project with a clear plan to sell. You pay for that speed and flexibility, so the shorter the hold the better.
When a DSCR loan is the right tool
Once a property is rent-ready, a DSCR loan is usually the better long-term home for it. The payment is built to be carried by the rent for years, and the file does not depend on your personal tax returns.
- The property is leased or ready to lease at market rent.
- You plan to hold it rather than sell soon.
- The rent comfortably covers taxes, insurance, any HOA dues and the new payment.
Frequently asked
Can I refinance a hard money loan into a DSCR loan?
Yes, that is one of the most common uses of a DSCR refinance. Programs set seasoning rules on how long you must own the property first, so check those before you buy.
Is a DSCR loan the same as hard money?
No. Both can skip personal income documentation, but a DSCR loan is long-term rental financing while hard money is short-term project funding.
